Catena has signed an agreement with a fund managed by Niam to acquire a property in Jönköping for approximately SEK 1,275 million. As a result of the acquisition, Catena will own and manage a total of more than 200,000 m² of logistics space with Elgiganten as the tenant in Torsvik industrial area.

The Barnarps Kråkebo 1:49 property is Elgiganten's original Nordic distribution centre and is adjacent to the newly built logistics facility that Catena completed for the same tenant in 2024. The acquisition is being undertaken as a corporate transaction with an underlying property value of approximately SEK 1,275 million, subject to the usual deductions for deferred tax. The acquisition is being financed with internal funds and external credit facilities. The seller is a fund managed by Niam. The acquired property is fully leased to Elgiganten until 2033 and is expected to generate a net operating income of approximately SEK 80 million.

The site comprises 232,000 m² of land and the lettable area is approximately 112,000 sqm. The logistics facility, which is certified in accordance with BREEAM In-Use Very Good, has been expanded in several stages. The most recent extension was in 2016, when the 12,000 m² high-bay warehouse was built. The location, in Torsvik industrial area, just south of Jönköping, is considered one of the best logistics locations in the Nordic region. A rail connection to the property is currently being established, and the E4 motorway, one of Sweden's most vital transportation routes, runs between the rail connection and Catena's newly constructed logistics facility for Elgiganten. As a result of the acquisition, Catena will own and manage a total of more than 200,000 m² of logistics space, with Elgiganten as the tenant in Torsvik industrial area.
